Az ingatlan szinte teljes körű felújításon esett át, beköltözés előtt egy tisztasági festést, esetlegesen a belső nyílászárók cseréjét és a beépített veranda külső vakolását kell elvégeznie az új vevőnek.

Amit az előző tulajdonos már megcsináltatott:
- új tetőt kapott az ingatlan, betoncserép fedéssel

- 3 fázis is kiépítésre került mind a nappali, mind pedig a vezérelt részen is, így elektromos autótöltő is könnyedén telepíthető
- gázcsonk a telken belül, de nem lett a házba bekötve, csak villany van jelenleg
- fűtés villannyal, 500 l-es puffertartályon keresztül, padlófűtéssel lett megoldva

A telken két darab tároló található, az egyik tégla a másik pedig könnyű szerkezetes, ezek némileg felújítandóak.
Ásott kút is helyet kapott, kb. 12 méternél kezdődik a vízszint, ami locsolásra kiváló.
Klíma és riasztó nincs, de a jó szigetelésnek köszönhetően, nincs is rá szükség.
Éves villanyfogyasztás kb. 400 000 Ft, a többi rezsi kb. 100 000 Ft évente, természetesen fogyasztástól függően.

A környékről:
Érdliget vasútállomás kb. 300 méterre található, de az ingatlan elhelyezkedése miatt a vasút közelsége nem releváns, vonattal Kelenföld 20 perc.

Iskola 1 percen belül elérhető, óvoda még két percre. További sétatávolságra gyermek és felnőtt orvosi rendelő, étterem, söröző, cukrászda, bevásárlási lehetőségek. Papi földek 5 perc séta, ahol gyermekek sportolása, kikapcsolódása, séta és futás, bújócska és strandröplada is egyaránt megoldott.

I offer for sale, in Érdliget, a two-room family house renovated in 2023, with a 574 m² plot.
The property has undergone almost a full renovation; before moving in, the new buyer only needs to carry out a cleaning paint job, possibly replace the interior doors and plaster the exterior of the built-in veranda.

What the previous owner has already had done:

the property received a new roof with concrete roof tiles

in the attic 30 cm blown-in cellulose insulation was installed, and one half of the attic is walkable

complete replacement of the electrical system; the main line runs under the floor, the vertical risers were wired up from the floor

13 cm thermal insulation was placed under the floor, then underfloor heating and the new flooring were installed on it

the water pipes were replaced with 5-layer aluminium piping, and the sewage system was also completely replaced

the house received 16 cm graphite insulation on the exterior

the exterior doors and windows were replaced with plastic ones and were also fitted with mosquito nets

the plinth received 10 cm XPS insulation lowered 60 cm into the ground

3-phase electricity was installed both in the regular and in the controlled circuit, therefore an electric car charger can easily be installed

gas connection point is inside the plot, but it has not been connected to the house; currently only electricity is in use

heating is electric, via a 500-litre buffer tank with underfloor heating

There are two storage buildings on the plot, one brick and one light-structure, both in need of some renovation.
There is also a dug well, the water level starts at about 12 metres, which is excellent for irrigation.
There is no air conditioning or alarm system, but thanks to the good insulation there is no need for them.
Annual electricity consumption is approx. HUF 400,000, the other utilities approx. HUF 100,000 per year, naturally depending on usage.
At purchase, the furniture shown in the photos may also remain in the property.

About the neighbourhood:
Érdliget railway station is about 300 metres away, but due to the location of the property the proximity of the railway is not relevant; by train Kelenföld is 20 minutes.

School is reachable within 1 minute, kindergarten within another two minutes. Further within walking distance are paediatric and adult GP surgeries, restaurant, pub, pastry shop and shopping facilities. Papi földek is a 5-minute walk, where children’s sports, recreation, walking and running, hide-and-seek and beach volleyball are all possible.

The property is located in a maximally safe area free from extremes, in a family-friendly environment.
Compared to the surroundings the street lies a little higher, therefore the properties here are completely free from inland water and dampness.
